Roof Maintenance Guide for the BC Climate

The Lower Mainland's rain is hard on roofs. A little routine maintenance goes a long way toward preventing leaks, rot, and premature replacement. Here is a simple seasonal checklist.

Twice a year, check the basics

  • Clear gutters and downspouts so water drains away from the home.
  • Look for cracked, curling, or missing shingles.
  • Inspect flashing around chimneys, skylights, and vents.
  • Watch for moss growth, which traps moisture and lifts shingles.

Manage moss the right way

Moss is almost inevitable on shaded West Coast roofs. Gentle removal and zinc or copper strips help control regrowth - but pressure washing can damage shingles and shorten roof life, so it is best avoided.

Know when to call a professional

Interior water stains, sagging, or daylight in the attic are signs of a problem that needs prompt attention. Catching issues early is far cheaper than repairing water damage later.
