Building a Custom Home in BC: What to Expect

Building a custom home is one of the most rewarding projects a family can take on, and also one of the most complex. Here is what the journey looks like when you build with a design-build team in British Columbia.

1. Feasibility and design

Every project starts with your lot, your budget, and your wish list. Zoning, setbacks, and lot coverage rules vary by municipality, so the first step is confirming what you are allowed to build. From there, design develops in stages so costs stay aligned with your budget.

2. Permits and approvals

BC custom homes require building permits and, depending on the municipality, additional approvals for grading, trees, or development. A design-build contractor manages these submissions and revisions on your behalf.

3. Construction

With permits in hand, construction moves through foundation, framing, mechanical systems, insulation, drywall, and finishing. Clear communication and a single point of accountability keep the schedule and budget on track.

4. Warranty

New homes in BC are covered by mandatory home warranty insurance (2-5-10): two years on labour and materials, five on the building envelope, and ten on structure. Building with a licensed builder ensures this coverage is in place.
